What we handle for you when you rent through us?

Rental Management in Chiang Mai

One month's rent, once. We look after your property for the whole year.

Own a house or condo in Chiang Mai you'd like to rent out but have no time to manage? Send us the details.

We photograph the property, prepare the listing, market it, screen tenants, handle the lease, and stay involved until the lease ends — we don't find a tenant and disappear.

What owners face when renting out on their own

Renting privately looks simple until you're doing it:

  • Endless enquiries asking the price, almost none who actually view
  • No reliable way to screen tenants — you end up with late payers or property damage
  • A lease template downloaded off the internet that doesn't protect you when something goes wrong
  • Calls at night about a leaking pipe or broken air conditioner, and you're the one finding a technician
  • Chasing rent yourself every month, which strains the relationship
  • Forgetting the lease is expiring until the tenant moves out and the property sits empty for months

All of that is what we take over.

What we handle for you

  1. Property visit and rental valuation. We inspect the property, compare it against rents actually being achieved nearby, and recommend a figure that rents quickly without leaving money on the table. We'll also tell you what's worth adding or fixing to lift the rent.
  2. Photography and listing preparation, at no cost. Stills, a walkthrough video, and a full property write-up in Thai, English, and Chinese — essential in Chiang Mai, where a large share of long-stay tenants are foreign.
  3. Marketing and tenant sourcing. Our website, major Thai rental portals, Facebook, TikTok, Chiang Mai housing and expat groups, plus direct outreach to tenants already in our database.
  4. Tenant screening before anything is signed. We verify ID documents and check occupation, income, number of occupants, pets, and purpose of stay. Getting the right tenant matters far more than squeezing out an extra thousand baht a month.
  5. A lease that actually holds up. Covering the deposit, damages, maintenance responsibilities, termination, and renewal terms — with a full inventory and dated photographs of the property's condition on handover, so there's no argument at move-out.
  6. Ongoing support throughout the lease. This is where we differ from most agents. Once the tenant moves in, we're still here.
  7. We act before the lease expires. We contact the tenant ahead of the end date to confirm whether they're renewing. If they are, we prepare the paperwork. If they aren't, we start marketing for a new tenant before the property is empty, so you don't lose months of income in the gap.
  8. Move-out inspection. We compare the property against the handover photos, assess any damage, and settle the deposit fairly for both sides.

What ongoing support covers:

  • Leaks, broken air conditioning, electrical faults — the tenant calls us, not you
  • We arrange a technician and get your approval on the quote before any work is done
  • If rent is late, we follow it up so you never have to
  • If a dispute arises, we handle it as the neutral party

Our fee

One month's rent, charged once, payable only when a tenant is secured and the lease is signed.

One payment covers the entire lease term. No monthly management fee, no percentage taken out of your rent each month.

Included: rental valuation · photography and video · trilingual listing · marketing across all channels · viewings · tenant screening · lease preparation · ongoing management · repair coordination · rent follow-up · renewal handling · move-out inspection

Not included: actual repair and parts costs (always approved by you first), and furniture if you choose to add it.

If we don't find a tenant, you pay nothing.

What we manage

  • Condominiums, furnished or unfurnished
  • Detached houses, twin houses, townhouses
  • Pool villas and luxury homes for long-term rental
  • Home offices and shophouses
  • Houses with land for tenants running a business

We focus on long-term leases of six months or more — steadier income and far less work than daily rentals.

Covering all Chiang Mai districts: Mueang, Nimman, San Sai, San Kamphaeng, Hang Dong, Saraphi, Mae Rim, Doi Saket and surrounding areas.

This is for you if...

  • You bought a condo as an investment and have no time to manage it — we handle everything; you just receive the rent.
  • You've relocated, in Thailand or abroad — we act as your representative on the ground and report everything by LINE.
  • You've had a bad tenant before — thorough screening and a proper lease is what prevents that from happening again.
  • You don't want to be the one chasing rent — we take that role so you don't have to.
  • Your property has been empty for months — we'll tell you whether it's the price, the photos, or the condition.
  • You've inherited a property but aren't ready to sell — rent it out for income while you wait for the right time to sell.

How it works

  1. Send us the details — location, size, rooms, furnished or not, target rent, and any photos.
  2. We visit the property — rental valuation and advice on anything worth adjusting first.
  3. Management agreement signed — fee and scope of work set out clearly in writing.
  4. Photography and launch — usually live across all channels within a few days.
  5. Viewings and tenant screening — with a report after every enquiry.
  6. Lease signed and handover — including a full inventory and condition photos.
  7. We manage it through to lease end — and start finding your next tenant before the current lease expires.

Frequently asked questions

How is the fee calculated?

One month's rent, charged once when the lease is signed. There's no monthly fee during the tenancy.

Is there a fee to renew?

If the existing tenant renews, we charge a reduced fee. If we need to find a new tenant, the standard fee applies. Both are stated in the management agreement from day one.

What if the tenant stops paying?

We follow a structured process — reminder, formal notice, and lawful termination if it comes to that — and advise you at every stage. The security deposit is the first line of protection.

Does the property need to be furnished?

Not necessarily, but in Chiang Mai furnished properties rent noticeably faster and at higher rents, especially to foreign tenants. We'll advise whether the investment pays off in your case.

Who pays for repairs?

By law and by lease, structural repairs and permanently installed equipment are the owner's responsibility; damage caused by the tenant is theirs. We set this out clearly in the lease and always get your approval on a quote before any work goes ahead.

Can I use this service from overseas?

Yes — overseas owners are a large part of our client base. We work in Thai, English, and Chinese and report by LINE or email.

Do you manage daily rentals or Airbnb?

This service is built for leases of six months and longer. If you're considering short-term rental, get in touch and we'll discuss it.
